Gator Lending

When you need EMD/transactional funds to lock up a deal

Hey there fellow real estate wholesaler!

Have you been hearing that you can get started in real estate investing without any money by wholesaling, only to find yourself needing to front an earnest money deposit to lock up the deal?

Here's a solution...

I am a proud member of Pace Morby's Gator Lending tribe!
As a Gator Lender, I can send in funds for EMD/transactional fees to your title company. It's handled like a JV partnership

For off-market deals:

For off-market wholesale deals, use THIS contract. It has been designed by an attorney specifically to protect the EMD

Here's the Wholesale contract to use:

**Already have a deal under contract that you need EMD for? Give me a call to discuss options.**

For on-market deals:

When placing offers with realtors, include these terms:
  1. A long enough inspection period to find a buyer
  2. EMD refundable if you cancel before the end of inspection period.
Some states are mutual-release states, which make this a little trickier. Just give me a call to discus solutions. Preferably before you get something under contact.

Let's get you set up for success!
